Town Planning Scheme (TP)
  1. Dholera SIR Master Plan, 920 Sq. Km, Consist of 6 Town Planning Scheme, will be developed(567.39 Sq. Km) in 3 Phase
  2. Dholera SIR, TP’s divided in different Zones such as Industrial, Residential, City Centre, Knowledge and IT Park, Solar Park, Public Facilities zone, Sports & entertainment, High Access Corridor, Green Space and Agriculture etc. for development
  3. Master plan of Town planning 1 to 6 has sanction with Final Plot (FP) of land
Facilities Inside Dholera SIR
  1. Dholera Development authority will provide TP Road , 250 meter Expressway, Metrorail, High access Corridor, Power, Water and Gas 24/7, Solid Waste Management , Waste Water Systems, Storm Water Management on Plug and Play
  2. Dholera SIR has dedicated space for amenities such as Hospital, Pharmacies, City center Community hall, Education hub, Skill development, Recreation, Sport and Entertainment

  2. If you wants to invest OUTSIDE of Dholera SIR region, then Invest in the close proximity, not more than 500 meters from Dholera SIR limits
  3. High Appreciation of land prices will be INSIDE or in the close proximity of Dholera SIR region only. The projects outside Dholera SIR Region ranging from 1 km to 20 Km are not getting any price appreciation for next 20-30 years
Investor Guidelines
  1. Check the Dholera Town Planning (TP) No and Development Phase number 1 to 3.
  2. Check the Zoning certificate issued by the Dholera SIR Authority as Residential, Commercial, Industrial, Agriculture.
  3. Check the Village Name, Survey No., Original Plot (OP) number and Final Plot (FP) number allotted by Dholera Development Authority.
  4. Dholera Sir 920 Sq. KM, 6 Town Planning, Consisting of 22 villages of Dholera Taluka, Ahmedabad. Major Village: Dholera, Bhadiyad, Gorasu, Kadipur, Sangasar, Hebatpur, Bavaliyari, Otariya, Gogla, Ambli, Rahtalav, etc.
  5. DHOLERA SIR TP Scheme/Projects will be developed with world class amenities as per Master plan e.g. Road, Water, Power, Gas etc.
  6. Dholera SIR is Delhi Mumbai Industrial Corridor (DMIC) project . Special Purpose Vehicle (SPV) created as a joint venture company between Central and State governments. Work started in Activation area and ABCD Building in Town Planning-2 of Phase-1 of Dholera SIR.
  7. Area Outside of Dholera SIR include major Villages and their Distance: Fedra (Gallops) 28 Km, Kamiyala: 20Km, Navagam (Airport Site):18Km, Pachchham, Pipli ( 5KM), Kasindra, Valinda, Ratanpur etc.
  8. There will be No Direct access and connectivity to projects OUTSIDE DHOLERA SIR. Outside Projects Amenities has to be developed by Individual developer.
  9. Projects OUTSIDE of 6 Town planning Of Dholera SIR will be developed by the individual developers/ builders as per their standard. Government interference to these outside projects is minimal.
  10. Halcrow, AECOM world renowned company is the DSIR Master planner and project Manager. Dholera International Airport is Outside SIR region due to high noise and pollution of flight . TP Scheme is 100% pollution free.
